Extension of Fiscal Aid: The Opportunity to Refurbish your Home and Make it More Energy Efficient.

If you are considering renovating your home to improve its energy efficiency, there is excellent news: tax subsidies have been extended until the end of 2024. This extension seeks to alleviate the impact of the high cost of materials, which has been an obstacle for many homeowners and neighborhood associations. The initial investment often exceeded the available budgets, delaying the works or even preventing them.

The grants can reach up to 15,000 euros, depending on whether the improvements are made to a single home or to the entire building. It is a significant stimulus to make our homes more sustainable, a crucial aspect to reduce energy consumption in the Spanish residential stock. The construction sector accounts for approximately 30% of final energy consumption and emits about 30% of greenhouse gases in our country.

Personal income tax deductions vary from 20% to 60%, depending on the type of rehabilitation and its scope. These lines are divided into three categories: two for homes and one for complete buildings. In addition, the tax advantages are not only limited to primary residences, but also extend to rental properties.

The reduction in heating and cooling demand offers up to a 20% deduction, capped at €5,000, as long as a minimum 7% decrease in energy demand for air conditioning is achieved. On the other hand, the improvement of non-renewable primary energy consumption grants a 40% deduction, with a maximum of 7,500 euros, if non-renewable energy consumption is reduced by at least 30% or an A or B energy classification is achieved.

For those who can gather the consensus of all the neighbors, the energy improvement of residential buildings offers the highest deduction, 60%, with a limit of 15,000 euros. The conditions are similar to the 40% deduction, but applied to an entire building rather than individual homes.

The management of these grants is carried out at the regional level, and although the Ministry of Transport, Mobility and Urban Agenda provides information and forms on its website, the submission of documents usually requires face-to-face processing at the Rehabilitation Offices corresponding to each autonomous community.

Despite this drawback, this is an exceptional opportunity to carry out significant renovations that align your home with environmentally friendly practices, reducing its impact on energy consumption and emissions.

The ministry even offers an aid simulator on its website, where you can estimate how much you could recover from the total cost of the works, depending on the type of actions you plan to carry out and whether they affect a single home or the entire building.
