The effort to pay for housing rental in Spain reached historic levels in 2022

The year 2022 was especially difficult for Spaniards looking for a rental for their home. According to a study conducted by InfoJobs and the Fotocasa Real Estate Index, the average Spaniard had to allocate 43% of their gross salary to paying rent for a home compared to 40% the previous year. This increase is due to the increase in the price of rental housing in Spain, which closed the year with an annual increase of 7.4%, placing the price at 11.03 euros/m2 per month in December.

The average gross salary in Spain recorded by InfoJobs in 2022 was 24,395 euros, which is equivalent to 2,033 euros gross per month if we divide it into 12 payments. Despite this, the price of rent has reached historic levels and has shown the steepest increases in the last 17 years. This has led to the fact that the salary effort to access the rent is well above what is recommended by European control bodies, which establish that no more than 30% should be allocated to housing payments.

 

The Director of Studies and spokesperson for Fotocasa, María Matos, comments that only two autonomous communities present healthy levels, while the rest, especially in stressed areas, present a problem of access to rent that is getting worse and worse. For her part, the Director of Communication and Studies at InfoJobs, Mónica Pérez, points out that wage increases have only occurred in certain professional sectors, also generating territorial differences.

 

This situation highlights the need to seek solutions to reduce the price of rent and increase the purchasing power of citizens. In the meantime, it is important for people looking for a rental to be aware of this reality and make responsible financial decisions to avoid falling into economic difficulties.
