The areas of Madrid that can develop more than 35,000 subsidized housing units in four years

The Community of Madrid has finalist land to develop thousands of affordable housing units during the next legislature.

The forecast of the Association of Real Estate Developers of Madrid (Asprima) is that "finalist land will be loaded in the region for more than 35,000 affordable housing units until 2027". Specifically, to build public housing that would be distributed by nine municipalities in the region, according to the study 'The housing problem does have a solution' published by the employers' association of developers.

The most outstanding locality is the capital, which has finalist land to build 22,887 VPPs within the southeast developments over the next four years, led by Los Cerros (7,138 VPPs in the first three stages), Valdecarros (6,443 also in the first three stages), Los Berrocales (5,747 units in stages 1 and 2) and Los Ahijones (another 3,559 homes in stages 1 and 2).

After Madrid, the next municipalities where more affordable housing could be developed until 2027 are Las Rozas (3,500 VPPs), Pozuelo de Alarcón (2,600 units) and Pinto (another 2,600 VPPs). Majadahonda is the fifth locality with the most units based on the forecast of finalist land (with a total of 1,850 apartments), followed by San Sebastián de los Reyes (with a thousand units). Valdemoro (705 VPP), Villaviciosa de Odón (453) and El Escorial (300) complete the list of municipalities.

Asprima insists that the developers assume "the commitment to build those 35,000 homes in four years", although to do so they demand measures in areas such as urban planning and taxation. In this sense, they affirm that "a framework for action in land matters, an update of the maximum selling prices of housing, and a legal, fiscal, financial and labor framework that encourages its rapid development must be promoted".
